The Del Mar real estate market has seen increased activity in the past year. According to the San Diego Association of Realtors, there were 215 Del Mar homes sold in the twelve months ending January 2012, up from 141 sales in the twelve months ending January 2011. The median sale price of homes in zip code 92014 (Del Mar houses, condos, and town homes combined) in January 2012 was up 6% over the median price in January 2010.
The median sale price of Del Mar homes that closed escrow in January 2012 was $945,000, compared to $887,500 in January 2010. Upscale luxury homes in Del Mar are still facing some downward price pressure, but realistic home sellers are pricing their homes accordingly and the buyers are responding.
Fifteen homes in Del Mar CA closed escrow in January 2012. That rounded out a solid year of homes sales. In January 2011 only ten homes in Del Mar closed escrow, so last month the sales activity was up 50% over the same month a year ago. Del Mar real estate experts expect more of the same, with relatively short inventory and rising demand.
At the same time, there are fewer sellers of Del Mar CA houses. The number of homes for sale in Del Mar stood at 180 units in January 2012. This is down 21% from the 228 Del Mar homes for sale in January 2010.
